First, let's look at conventional loans from banks and big financial institutions. There are a number of pros. The Pros and Cons of Using a Commercial Hard Money Lender

If you've never used a commercial hard money lender before, it's good to know some of the pros and cons involved. Here's why it might be a great option for some investors and not the best option for others.

Hard money loans are loans that are secured with collateral, not with the borrower's credit score or financial history, as is the case with banks. These lenders operate outside the typical regulations to which big financial institutions must adhere. This offers them several advantages over a traditional commercial bank loan:

● The Approval Process is Much Quicker. While bank loans can take 30 days to several months to come through, a commercial hard money loan can be approved and funded in days or weeks. Private investors can look over the project and make a decision; no need for complicated income verification or lengthy background checks.

● You Don't Need Great Credit. Since the property is put up as collateral, your financial history, credit score and income aren't as big a concern.

● Asset-Based Loans Are More Flexible. Commercial hard money lenders don't have a one-size-fits-all approach. They can look at each transaction and judge its merits individually. This means the terms can be molded to fit the project.

● They're Perfect for Flippers. These loans are designed to fund short-term projects with set goals, a solid budget and a completion date — all of which work perfectly with commercial flips.

The Cons of Commercial Hard Money Loans

Of course, these loans aren't ideal for everyone. There are some drawbacks that might make them a better fit for some than others. For instance, hard money often comes with a higher interest rate than you might get at the bank. This can be anywhere from 1% to 10% more, depending on the project. In addition, the loan terms might be shorter. Whereas a bank loan could range from five years to 20 years, asset-based loans are usually in the range of three to 60 months. For flippers, this is ideal; for ultra-long-term investors, it might not be the right fit.

How Rehab Loans from a Hard Money Lender Can Fund 100% of Rehab Costs

If there's one constant in the rehabbing business, it's change. Adapting to these changes is what can make or break a project; learn how to use rehab loans from hard money lenders to keep your refurb project on target.

Hey, we've been there, too — you're on schedule and under budget on a refurb and the universe has other ideas. You find asbestos or lead paint. An act of god threatens to derail a major project. A redesign ends up costing more than you anticipated. You're out of cash and you've got deadlines and bills looming. Here's Why December is the Best Time to Get a Fix and Flip Loan

It might sound crazy but getting a fix and flip loan in December or January is a perfect time. Read on to find out why.

Most people think about taking on a flip in the so-called "hot" months of the spring and summer. While any time of year can be a good time to do a fix and flip, there are many good reasons why December is the best month to find a project, get your funding secured, and start working. Here are just a few of them.

1. Prices Are Low. Real estate is traditionally a bit cold in the winter months. People don't relocate as much during the winter and this is especially true during the holiday season (November and December). The people who are selling are often desperate — maybe they have to move because of a job or a reassignment, or they're underwater on their loan and have to get out. Whatever the reason, homes that do hit the market during this time period tend to be cheaper.

Can You Calculate Your LTV? An Easy Guide to Real Estate Math

Here’s how to do the math on your next hard money investment so you know if it’s going to be the right choice for you.

Is that home going to be a cash cow? Will that fix and flip line your pockets for your next project? You may not be a big fan of math, but you can’t be a great investor without knowing the basics to real estate calculations.

Let’s go over some of the big numbers you’ll need to know for an investment!

Loan Amount

This one is pretty easy to determine and the most important one to know. How much are you going to be able to put down on the home? That is going to feed into the next equation because to get an Arizona hard money loan the lender will look at the loan to value. Are you going to need higher than 70% LTV to make your deal work? It’s important to know this going forward because different lenders have different max LTVs that they’ll loan on.

LTV – Loan to Value

This calculation is pretty simple! You’re going to divide the amount you’re borrowing by the appraised value of the home. To get the appraised value it’s good to speak with someone keen to real estate if you aren’t familiar with home values in the area.

Here’s an example: If you’re investing in a home worth $100,000 and you’re going to borrow $90,000, you’ll have a LTV of 90%. Now just add the data for the home you’re interested in and see what your LTV is which is an important number to know when securing a hard money loan.
