Spotting a Business Loan Beware of Hidden Fees in Hard Money Loans ArizonaThat Is Too Good To Be True

Certain fees are to be expected when you borrow money. But there can be hidden fees that you will not learn about until the closing unless you are very thorough in reviewing your hard money loans Arizona documentation.

There is always a cost associated with borrowing money. And legitimate lenders will clearly explain the cost prior to the closing date. They don’t want to invest the time and effort in drawing up the documents only to have the borrower refuse to sign on closing day. But the less than reputable lenders will bury these fees deep in the documentation in hopes that the borrower never discovers them until after signing the loan documents.

Points are not considered a junk fee but are more the cost of creating the documents for hard money loans Arizona. But there are other fees such as document preparation fees, underwriting fees and clerical fees which do fall into the junk fee category. The best way to avoid paying any of these fees to to request a written list of all of the fees associated with the hard money loan. In addition verify which fees will be due at the closing. This will let you know exactly how much you will need to pay in addition to the down payment on the property.

Upfront Fee Scams

In addition to hidden fees that can get added into the loan documentation, there is a scam that includes upfront fees. In this situation, the lender explains that they require an application fee or they sometimes refer to it as an administrative fee to process your application. In essence, they are requiring you to pay them before they decide if they will fund your loan or not. In some cases they say that the fee will be applied to your points once the loan application is approved. But this is all a scam. They are not going to approve your loan application. They never approve any applications. This is just a way to collect fees from unsuspecting borrowers. When you try to call or email the lender, you never get a response and your application fee is long gone. You should never be asked to pay fees before you can apply for hard money loans Arizona.

Get a Second Opinion

No legitimate hard money lender would ever be offended if you ask for a copy of the loan documents so that you can have them reviewed by your accountant and lawyer. Hard money loans Arizona are not as tightly regulated as traditional loans so the legal documents can be very confusing to the average borrower. So it is a very wise choice to ask for a full list of all of the loan fees and a copy of the loan documents to have reviewed by a professional. A hard money loan is a serious investment and you should take every precaution to protect your financial interests. A lending professional will not be offended and will often be impressed with your candor for explaining what you are doing and why.

How to Make Money Using Hard Money Loans

Hard money loans are not suitable for every borrowers needs but they are perfect to meet some specific needs. Using this loan correctly can be a great way to grow your wealth.

Nothing in this world is perfect and likewise, there is no single type of loan that is perfect for every scenario. But there are several situations which are tailor made for hard money loans. Understanding the correct time to select a non-traditional loan is the first step to using this financial tool to generate financial security for yourself and your family.

In general, hard money loans have a higher interest rate and therefore the money is costing the borrower more than a traditional loan. But for every negative there is also a positive. And in the case of these private loans, the positive comes in several forms. The first of which is that the loan approval is based on the value of the collateral unlike a traditional loan which requires good credit scores and a strong credit history to secure a loan. Not only does this fact reduce the amount of documentation that a borrower needs to provide but it also streamlines the lenders approval time. All the lender needs to do is establish the current market value of the collateral to determine if the loan will be funded or rejected. This time savings can be critical when you are trying to purchase a property before another buyer makes a better offer.

Private lending options offer borrowers a faster turnaround time, less paperwork and do not rely on personal credit or financial stability. All of these facets of private lending make this a very viable solution when considering deals such as fix and flips, land loans or construction loans. In all three of these cases it can be very difficult to secure traditional finding. And without funding, it is impossible to make these deals and reap the rewards once the project is completed. But using a private lender will allow you to complete the funding and the deal to realize the profit in the end.

How and Why It Works

As you might have noticed, all of these potential money makers are short term investments which are time sensitive. It can be very difficult to secure a loan fast enough to purchase a great fixer upper to flip or to purchase unimproved land for a new construction project. Banks are not willing to lend money for these more risky ventures nor are they willing to expedite your request. But a private lender is willing to work with you to provide more flexible terms and a faster approval and funding to allow you to meet the shorter time line. Then, with the property secured, you can invest some time in finding less costly financing and refinance or you can make the necessary improvements and flip the property quickly for a large profit.

Making Private Loans Work for You

Hard money loans are not the solution for every deal or opportunity. But they do offer certain features which can make them the perfect financial tool to use to make money and increase your financial security. When used properly by a borrower who understands the process, the risks and the rewards, this type of loan offers a great return on investment.

Tactics for refinancing your commercial loan

When it comes to refinancing commercial loans, you naturally want to qualify for the largest loan with the best terms. Learn some strategies to help you refinance your commercial mortgage

Once your commercial mortgage matures, why should you refinance, rather than selling the property? Refinancing can improve your monthly cash flow and if your property has appreciated in value, refinancing will enable you to pull out additional equity tax-free.

There are some significant differences when comes to refinancing commercial real estate. A Residential mortgage is usually fully amortized and can have terms of up to 30 years. Commercial mortgages have shorter lifespans of 5 to 10 years, and commercial borrowers typically need to refinance their mortgages on a regular basis. But The biggest difference between commercial and residential refinancing is the impact of net operating income on commercial property values.

Improve the income you receive from commercial property to improve the terms of your commercial loan

Net operating income has a considerable impact on commercial real estate values.

The value of commercial property increases if it can generate more income, regardless of property values in the immediate area.

Before refinancing the best strategy is to increase the amount of income your property generates. By maximizing the profit you receive from a property, you increase its value and can refinance to a larger mortgage with better terms. Some strategies to maximize cash flow could include improving the number or quality of your tenants or using renovations to raise rents.

Other things to consider when it comes refinancing you commercial loan

Always seek counsel about your strategy and your specific situation, but the following tactics should help you get the best loan at the best terms.

Use refinancing as a way to reposition your investment strategy or even expand your portfolio. The additional funds you get from refinancing can be used to repay your initial loan, any initial investors, or could be used to improve the property itself. Better yet you can use the additional funds from refinancing to purchase another piece of commercial property. Therefore refinancing can be used as a strategy to expand your investment portfolio and earn more money on a monthly basis.

Refinancing in all cases should improve your monthly cash flow. Refinancing to a loan with higher monthly payments and less favorable terms is of course not a good idea. Refinancing should entail lower monthly payments or should allow you to cash out any additional equity from your investment property.

Strategize to qualify for the best loan with the best terms. Know when your current loan matures and invest in the property accordingly. Over the duration of your loan ensure the condition of your property does not deteriorate. Better yet take consistent steps to improve your property over the term of your mortgage.

You should also aim for full occupancy before refinancing. Most lenders will offer favorable terms on properties with 90 percent occupancy over a period of 90 days. Losing tenants will drastically reduce the income from the property and therefore reduce its value.

In the end, the crux of refinancing a commercial loan is to optimize the profits a property can generate which will enable you to refinance at the best terms.

Process for Obtaining Commercial Loans

There is really no shortcut when you are seeking commercial loans. But following a tried and true process can help to expedite the response to your application.

Most borrowers fail to understand that a great deal of the success or failure of their commercial loan application rests on their amount of effort in preparation. There is a huge amount of research and due diligence that a borrower must invest in the process in order to be successful when applying for commercial loans. Understanding the loan application process, the desires of specific lenders and their loan approval criteria are all very important and should be researched long before you begin to search for a commercial property to purchase.

Many borrowers are in awe of commercial lenders and fail to see them as a business partner or vendor. They get too caught up in the “bank” aspect and feel as if they are being judged. The lender is making a judgement but only from the perspective that they want to verify that you can afford the loan. They are just making smart business decisions. In that vein, you should also be making smart decisions about who you are interested in borrowing from. There are many options for commercial loans which you should explore including large national banks, medium sized regional banks, a small local bank, a private lender or a mortgage company just to name a few. If you are not familiar with any major lenders or to gain information about your options, begin with a meeting at your current bank to learn about their commercial loan products.

Each lender is going to have a slightly different set of criteria for approving a loan. Learning these requirements can help you to determine which lenders you will actually apply to. Set up a few appointments to speak to loan officers to learn about the lenders and what they have to offer you. Be prepared to discuss your business, the reason you are requesting a loan and how you plan to meet the financial responsibility of repaying the loan. These conversations can glean some very helpful free advice for you from seasoned lending professionals.

Select Lenders Who Best Meet Your Needs

Not all lenders are going to be a great fit for you or even a fit at all. If you are looking for a small loan then a national bank might not be interested in your application. Likewise, if you are seeking a very large loan, then a small local bank might not be your best choice. Try to determine which lenders specialize in the type of commercial loans that you are seeking and then apply only to those lenders. There are costs involved in commercial loan applications as well as a commitment of time. Don’t waste either by applying to a lender who will not be interested in your business.

Make a Great First Impression

Other than a brief introductory meeting, your loan application will be your first contact with many lenders. This is your only opportunity to create a positive and professional first impression. Invest all of the time that you need to research your options and the criteria that each lender uses to evaluate loan applications. Only then should you begin to compile your documentation and complete the loan application. This dedication to completing a high quality loan application and documentation packet will pay great dividends when you learn that you have multiple loan offers at very competitive rates.

Why There are Mixed Signals for Commercial Loans in 2018

Many are optimistic for 2018 to be a great year when it comes to commercial loans, but others are also preparing for some bad financial scenarios to hit this year.

The multifamily market on the west coast could be a cause for some concern. Rental rates have increased, causing the market to be unsustainable. Also, there is stiff competition among lenders, which leads to many dealing with commercial loans to expect an intense 2018 among lenders.

Because of this tough competition, lenders are starting to take more risks by approving higher-risk commercial loans. And if the market takes a turn for the worse, this could put many lenders in a bind. Even though signs do point to a stable 2018, lenders should be prepared in case of a sharp turn.

But the majority in the industry think that momentum from 2017 will carry over into 2018. They also this that not only will there be stability, but that the commercial industry could even see a 5 percent increase.

Many are optimistic for 2018, but some of the issues could be the start of a downfall in the market.

The issues with stiff lender completion and increase in rental rates could be the start of the marketing taking a turn for the worse. It might take a couple of years, but the impact could start in 2018. Especially if the issues continue or if new issues come up.

Some bad signs are also hitting office properties and retail stores.

More people are starting to work from home, which is becoming a bad sign for office properties. With people using their home as their office, there is no need for office spaces, which is leading to a higher vacancy. Retail stores are also starting to lay off more employees, which is another bad sign. That means that they could be on their way to going out of business, leading to the vacancy of even more spaces.

Why You Might Be Getting Denied for Commercial Loans

Getting approved for commercial loans can be tough. Luckily, some small businesses are being able to get a helping hand from lenders and banks. This can lead to a boost in economy and job growth. But some denials are still occurring, so why?

Applying for the loan can be the easy part. Waiting for the answer is what is that hard part. There are many reasons for denials, but one of the most common is insufficient revenue. Showing lack of cash flow is going to turn any lenders or banks away from wanting to help fund you. Your business needs to be able to prove that you have a successful cash flow and are deserving getting extra funding.

Other factors also play a role in approval of commercial loans. Lenders and banks will also take at all equipment that is available or being used. They will also look at the location of your business and the inventory quality. Having issues with any of these things can be reason for denial.

The stability and credibility of your business is also going to play a large role. These things can be proved with an excellent credit score. Coming up with a plan to present to lenders and banks about why the extra funding is needed and how it will boost your revenue is another way to avoid denial. Proving that you have a stellar financial track record and that there is good reason for the funding will almost always guarantee approval on all commercial loans.

Keep in mind that credit always play a large role in approval.

Banks strongly encourage a credit score closer to 700. Lenders are a little less lenient, but still prefer a credit score of at least around 650. If you are having a hard time boosting your credit score. There are many things you can do. Start by making all of your payments on time. Also, start off small. You can try to obtain small loans to help build your credit up so that you won’t get denied when you try applying for larger commercial loans. Planning for the future is always a good idea and you can do this by starting off small and building your way up to larger funding projects.

Really consider if it is the right time to apply because you never want to get denied.

If you aren’t quite ready to apply and get approved for commercial loans, it might be a good idea to wait. It is better to wait for the time to be right than to be denied all the time. Denial can really take a huge hit on your ego. It is best to try and get approved on your first try. So, take your time considering all of the benefits and negatives of applying at this time. Do plenty of research and build a solid foundation. And also, never get a loan when it is not necessary.

Why Commercial Real Estate Loans are Beneficial for Small Businesses

It can be exciting when it is time to expand your new business, but it can also be stressful when you need to start looking for extra funding for your expansion. Applying for commercial real estate loans can be a grueling process, but in the end, it is well worth it.

Always do plenty of research and compare all of your options. This way, you will be prepared and know what to expect. Working with a lender you can trust is very important because then you will feel comfortable asking all of the questions you need to ask to ensure you understand everything. Commercial real estate loans can be used for many things like a new location for your business, renovation of your current location or expansion of your current location. Really, you can use it for any of your real estate needs. Especially if you are looking to purchase new property. This can cost a lot, leading to the need of extra financial help.

Find the right lender to work with. They will open with you about the entire process and will discuss the terms and fees that come with borrowing. Reputable and honest lenders will discuss with you what will happen if you decide to pay off the loan early. In this case, you may be responsible for some fees. If you are open and honest with your lender from the beginning, then you will not be hit with any hidden terms or hidden fees.

Interest rates will also vary when it comes to commercial real estate loans. It will depend on many things like your credit history, financial situation and type of business. These loans will usually come with higher interest rates than compared to other types of loans. The interest rates can fluctuate, but the average rate will most likely be between 3.5 percent and 6 percent.

Be prepared to now only pay higher interest rates, but also higher additional fees.

Upfront fees and additional costs aren’t that uncommon for commercial real estate loans. Just like with interest rates, these additional fees are going to be higher with these type of o loans. Some of these fees could include: legal costs, loan application fees, survey fees, property appraisal or even an annual fee.

Higher interest rates and higher fees can be difficult, but working with the right lender will make it worth it in the end.

There are many reasons for why you may need to extra funding. And even though it takes some time, work and a little bit of stress to apply for extra funding, if you work with the right lender and are prepared with what to expect throughout the process, then all of your hard work will pay off.

Why Asking the Right Questions is Important While Finding the Right Hard Money Lender

Working with the right hard money lenders is important on so many levels. Many things need to be considered like the location, property type and intended use for the loan. That is why choosing a lender that specializes in hard money is a good idea. Just make sure to ask the right questions to know you are choosing the right one.

A reputable lender will have no issues openly answering any questions that you have. Some questions that are commonly asked include, who decides approval of the loan? Is there any way I can speak directly with that person? Which law firm do you work with to document the information? Don’t be afraid to ask any questions that you may have.

Asking about providing references is also common and it is totally fine to ask for them or to even ask for examples of similar transactions that have financed or approved. Hard money lenders that shows signs of being reluctant to answering these questions or shows any hesitation, could be a red flag and should cause you to dig deeper to find out more information about the lender.

Feel free to ask about how they can work with you if you are unable to qualify for any conventional loans because of things like poor credit. Establishing a trusting relationship with your hard money lenders is going to help you in the long run. You always want to be upfront with your lender and feel comfortable talking about your finances and needs with them. In return, they should always be upfront with you as well.

Always discuss your plans for the future and what you are using the extra funds for.

The first thing to do is decide how you will use the funds and how you want to restructure repayments. Always be thorough with your research. Once you are able to find the right property you want to use your extra funds for, discuss all of these things and what you plan for the future with your lender. They should be involved in the process to help you make the best financial decisions for your plan.

Trusting your hard money lenders is one of the most important factors.

When working closely with anyone on your finances, you want to make sure you trust them completely. Finding a reliable lender will make you feel comfortable asking any questions that you may have and feel comfortable discussing all of your finances. Your lender should be open to answering any questions and should be as helpful as they can throughout the process.

How to Make Your Retirement Dreams Come True With Hard Money Loans Texas!

When it comes to retirement savings, most people know the basics, 401ks, 457s, 403s, stocks, bonds, and many more options. But, did you know there are several disadvantages to these traditional options. Namely, they are dependent on the stock market, which we all know can be fickle, to say the least.

With ups and downs in the market, many folks are finding that they are losing their retirement savings. Take the story of one of my employees, for example. Her husband is a fire fighter with the majority of his retirement savings in a 457 fund. This quarter, they LOST $20,000. Now luckily, they are young and have time to make that money back, but all I could think when she was telling me this was how much better off they would have been investing in hard money loans Texas

You are probably thinking why, what makes hard money loans Texas a better retirement option than many traditional plans? Well, the answer is simple, hard money loans Texas are not dependent on the stock market and don't fluctuate from day to day as drastically. This is because hard money loans Texas are a real estate investment which is generally more stable since it is not affected by an earthquake in Brazil or the quality of the air in China (seriously, these things can and do tank the stock market).

If my employee and her husband had used that twenty grand as a down payment for a Texas hard
money loan, they could have worked with Texas hard money lenders to fund the rest of the capital for a real estate purchase. They could have purchased a fix and flip property, vacation rental, or even a long term rental property. These would have made them money as either a fix and flip or long term monthly income. Either way, I guarantee they would have made well more than $20,000 and lost nothing if they made a smart investment. Much better than waiting and hoping there isn't a nuclear power plant meltdown in Japan.

When you are investing in hard money loans Texas, it is important to keep a few things in mind to help minimize your risk and maximize your profit. Always work with professional Texas hard money lenders who have experience with hard money loans Texas. Each state has different regulations so having a lender who knows the laws in Texas is key. Also, make sure to work with a real estate agent who knows his stuff when you buy the property and always do your due diligence as far as appraisals and inspections go.

If you work hard, you may find that hard money loans Texas are not only a great way to supplement your retirement income, but may also become a full-time job and passion.
