Why potential commercial loan rate increases are making investors nervous

Inflation fears are stoking fears in the minds of investors about potential commercial loan rate increases in the immediate future.

Yields on short-term Treasuries have recently reached new heights, creating new fears that long-term borrowing costs could rise as well. As of February 2nd, short-term yields on US treasuries sat 2.825 percent, the highest since 2014.

So why are these rising bond yields causing so much panic among investors? Their primary concern is related to inflation and the potential for steep rate increases by the Fed.

Steady job growth may be a sign of rising inflation. The rising rate of employment indicated in the recent January jobs report has many concerned that the Fed will raise interest rates to reduce the risk of inflation.

The Fed usually raises interest rates when the economy overheats, increasing borrowing costs to keep up with inflation. The Fed also raises interest rates when it expects inflation in the near future, which has many investors worried.

Investors are wary the danger of steep increase in commercial loan rates

A fundamental question is why investors are so concerned about inflation? The perception that inflation will soon rise rapidly could entail immediate interest rate increases by the Fed. Drastic rate increases in response to potential inflation would obviously hamper any recent economic growth due to higher borrowing costs.

The historically low bond yields of recent years have made risky investments like stocks more attractive. Bond yields impact the cost of borrowing throughout the economy. If bond yields rise too sharply, companies will have the added burden of higher borrowing costs. Should the Fed rapidly raise interest rates, these riskier investments will become considerably more volatile, which could explain the recent stock sell-off.The anticipated steep rate increases by the Fed would have a clear negative impact on corporate performance. A mismatch between the "real" cost of borrowing and long-term bond yields is also raising concerns among investors.

The fact that long-term borrowing costs have remained low has spawned the greater fear that perhaps is the Fed may not be able to raise rates sufficiently to control inflation. Many are optimistic for 2018 to be a great year when it comes to commercial loans, but others are also preparing for some bad financial scenarios to hit this year.

The multifamily market on the west coast could be a cause for some concern. Rental rates have increased, causing the market to be unsustainable. Also, there is stiff competition among lenders, which leads to many dealing with commercial loans to expect an intense 2018 among lenders.

Because of this tough competition, lenders are starting to take more risks by approving higher-risk commercial loans. And if the market takes a turn for the worse, this could put many lenders in a bind. Even though signs do point to a stable 2018, lenders should be prepared in case of a sharp turn.

But the majority in the industry think that momentum from 2017 will carry over into 2018. They also this that not only will there be stability, but that the commercial industry could even see a 5 percent increase.

Many are optimistic for 2018, but some of the issues could be the start of a downfall in the market.

The issues with stiff lender completion and increase in rental rates could be the start of the marketing taking a turn for the worse. It might take a couple of years, but the impact could start in 2018. Especially if the issues continue or if new issues come up.

Some bad signs are also hitting office properties and retail stores.

More people are starting to work from home, which is becoming a bad sign for office properties. With people using their home as their office, there is no need for office spaces, which is leading to a higher vacancy. Retail stores are also starting to lay off more employees, which is another bad sign. That means that they could be on their way to going out of business, leading to the vacancy of even more spaces.

It can be exciting when it is time to expand your new business, but it can also be stressful when you need to start looking for extra funding for your expansion. Applying for commercial real estate loans can be a grueling process, but in the end, it is well worth it.

Always do plenty of research and compare all of your options. This way, you will be prepared and know what to expect. Working with a lender you can trust is very important because then you will feel comfortable asking all of the questions you need to ask to ensure you understand everything. Commercial real estate loans can be used for many things like a new location for your business, renovation of your current location or expansion of your current location. Really, you can use it for any of your real estate needs. Especially if you are looking to purchase new property. This can cost a lot, leading to the need of extra financial help.

Find the right lender to work with. They will open with you about the entire process and will discuss the terms and fees that come with borrowing. Reputable and honest lenders will discuss with you what will happen if you decide to pay off the loan early. In this case, you may be responsible for some fees. If you are open and honest with your lender from the beginning, then you will not be hit with any hidden terms or hidden fees.

Interest rates will also vary when it comes to commercial real estate loans. It will depend on many things like your credit history, financial situation and type of business. These loans will usually come with higher interest rates than compared to other types of loans. The interest rates can fluctuate, but the average rate will most likely be between 3.5 percent and 6 percent.

Be prepared to now only pay higher interest rates, but also higher additional fees.

Upfront fees and additional costs aren’t that uncommon for commercial real estate loans. Just like with interest rates, these additional fees are going to be higher with these type of o loans. Some of these fees could include: legal costs, loan application fees, survey fees, property appraisal or even an annual fee.

Higher interest rates and higher fees can be difficult, but working with the right lender will make it worth it in the end.

There are many reasons for why you may need to extra funding. And even though it takes some time, work and a little bit of stress to apply for extra funding, if you work with the right lender and are prepared with what to expect throughout the process, then all of your hard work will pay off.

Timeshare Scams - Let Me Count The Ways. . .

If we were to count the ways that the timeshare resorts are training and retraining their salespeople to scam you, that would take too long because the ways goes on and on.

Now of course they don’t think it's scamming, they’re just trying to take your “No” and turn it into a “Yes”. (Dave Ramsey Timeshare Exit Team)

If they have to take a 90 minute presentation and turn it into a 6 or 7 hour presentation so be it!

You see, the resort pays a lot of money to have people like you come through their doors.

Those people on the streets and in the malls that initially called you over to their booth get paid some pretty good money to book your tour and to have you show up at the presentation.

No Shows
If you don’t show up, they call that “No Shows” and if the people in the booths get too many of them, it could cost them their jobs.

So they need to tell you anything they have to have you show up at the appointed time that you scheduled with them.

I read once that people were being promised a new boat. (Now who wouldn’t show up for that?) After the presentation, the new boat that was promised, ended up being a new toy boat! Now in all honesty it was probable a very nice toy boat.

But I’m sure the turnover in the gifting department was like a revolving door because the poor employees that had to give over a toy boat most likely got an ear full on an hourly basis.

Anyway you get the picture. You know the old saying, “If it sounds too good to be true… it probable is.”

But the timeshare industry lives and I hate to say thrives on the rule that there is a sucker born every minute.

And if you could hear the timeshare scams stories that I hear, you would probable believe that yourself.

Now it’s not just the people that you might think that maybe a gullible, because this group includes, doctors, lawyers and Indian chiefs.

How About You
But let’s talk about you, so you went ahead and took to plunge. You took the timeshare salespeople at their word and all the promises they gave you.
You took the hook, line and sinker. You signed on the dotted line and now you’re the proud new owner of a timeshare.

You may even use it a time or two. But now it’s not really turning out exactly like you were told that it would at the time you purchased the timeshare.
They did tell you that they were building new units so just because you had a difficult time booking your vacation, you were still able to do it.

And just because the swimming pool was so crowded that you were only able to soak your big toe, they did say they were going to build two more swimming pools, the construction just hasn’t started yet. It will all be done by the time you come back next year.

But it’s not. Now you’re getting a little ticked, okay a lot ticked!

Your Timeshare Contract
You get out your timeshare contract. You’re sure all this stuff would be covered in the contract. The nice salespeople told you it would be... You know they wouldn’t lie to you.

Of course you didn’t have time to read the contract. They told you at the time you signed it that you didn’t have to. It was just a standard timeshare contract. And you took them at their word.

Oh boy. There’s trouble!
Now you learn that the internet is full timeshare resale scams.

It’s at this point that many people began to think about howto cancel a timeshare purchase and they learn it’s NOT easy to get a timeshare cancellation.

Many people that have been a part of one of those timeshare scams send a timeshare cancellation letter. But they learn this is no help.

Now Back To You
You have decided that you want to get out of the timeshare contract.
So, you call the timeshare company because you want to know how to do a timeshare cancellation. You tell the timeshare company that you have been a part of a timeshare scam.

The timeshare resort tells you, “Sorry. You have signed a legal binding contract and there is no way for you to get out of it.”

But you say, “Yes, but what they told me was, they were going to be more building at the resort and that hasn’t come to pass.” This is a timeshare scam!
The customer service person asks, “Is all that in the timeshare contract?”

“No, but I know they told me that. My wife was right there with me and she heard it too.”

“BUT is it in the contract?”

“No… but…”
“I’m sorry there is nothing I can do. It is a legal contract. Enjoy your timeshare. Have a nice day. Goodbye.”

And now, you feel like you have no recourse.
