We were lucky enough to speak with Jenna Jacques, who specializes in fix and flip Arizona real estate properties. In this second part of a four-part series, we'll reveal some of her insights that led to her success.
 
Just moments into the interview with Jenna Jacques, it became clear that she's not only a woman who profoundly comprehends what it takes to fix and flip Arizona properties successfully, but her persistence and unfailing optimism lend themselves well to the business. As a licensed realtor, she has more than 40 home sales under her belt this year, and they're a fair mix of traditional sales and houses she rehabbed. Ms. Jacques was kind enough to share some of her experiences with us so that newcomers to the trade can benefit from the knowledge.
 
1. They plan and build a solid foundation before they start. "A person needs to know what they are getting into before they want to call themselves a flipper," Ms. Jacques explained. The process involves a lot, and you must prepare for each challenge. Before she began, she and her husband worked several jobs for over a year to build a cushion. Rather than paying for a gimmick or an online get-rich-quick scheme, she also took the initiative to learn the ins and outs of the industry independently.
 
2. They don't settle for something because it appears to be a good deal. Throughout her years in the industry, the seasoned flipper has concluded that the best deals she finds on her own. She also advises people not to purchase a rehab property out of anxiousness but to wait for the right property and to do the necessary research to know it's a good deal before getting started.
 
3. They know how to select reputable people to work with and protect themselves when even "reputable" associates fail. Even though Ms. Jacques is an open book, when asked about deals gone wrong, she acknowledged, "I had a wholesaler try to take advantage of me and go behind my back to make a quick buck." While the loss would have been costly, her experience and expertise paid off, and she could take the steps necessary to protect herself. Ms. Jacques added, "In this industry, you have to be able to stand up for yourself and not be defeated."
 
4. They're prepared to be the last man (or woman) standing. Unfortunately, it isn't easy to find reputable and trustworthy people to work with, and even people who fix and flip Arizona properties regularly hold the bag at the end of the day. "I have been through so many painters and people who only half finish the job," explained Ms. Jacques, "but at the end of the day, you have to have the backbone to just keep on at it."

Ms. Jacques' story is truly inspirational for those who are considering trying to fix and flip Arizona properties. Her humble beginnings prove that anyone with the right attitude can succeed. Like so many others, she has always had an interest in home rehabs and relishes exploring the before and after photos produced by experts in the industry. Though she held two master's degrees, they were in nursing and administration, so she pursued nursing as her career and only dabbled in real estate for several years. Ms. Jacques explained that the primary catalyst in her decision to begin rehabbing homes came when one of her twin daughters was diagnosed with a sensory processing disorder. Her nursing administration position couldn't accommodate the time she needed to take off work for appointments, and despite having medical insurance, bills began mounting. "This is when I decided we would take the risk and hope for the best," she continued. "What else could a parent do in a situation like this?" Of course, Ms. Jacques isn't just taking care of her family and making her dreams come true; her expertise has enabled her to improve many people's lives, as can easily be seen by her perfect five-star rating on Zillow.
Resilience also goes a long way to becoming successful with fix and flip Arizona properties.

While "resilience" seems to be today's buzzword, it sincerely applies here. …your recommendations about things like how to test specific foods for blood glucose impact that seem to be helping me so much! And so it's helped me to feel like I actually CAN figure this all out! In fact, I just got my lowest out of bed reading in months (96) and after eating breakfast I've got my timers set.

I started going on a diet about six months ago after my blood levels were too high. I had pretty high cholesterol and glucose levels. I was pre-diabetic so I went on a diet, my diet I lost 45 pounds by eating less carbohydrates and saturated fats and eating better nutritional whole foods, because of that my blood levels improved very much. Six months ago my total cholesterol was 252 and now it's 195. My triglycerides were 131 and now it's 72 my LDL was 181 and now it's 135 my A-1 C was 5.7 and now it's 5.1. Thank you for the inspiration!

(Comment left under our low-carb pumpkin pie video) Dennis my glucose reading was 96 before I ate this pie 1hr-15 min later my reading was 74 this is now my favorite dessert.

Your videos are very helpful. Helped reduce A1C from 10 down to 6.

Mr. Dennis, you have been the most helpful and the most valuable person to me in this diabetes journey I'm in since 2009. I can't thank you enough! With the help of God, who grants me the will power I lacked, and your wonderful videos, my A1C just keeps lowering, little by little, but with a huge difference. From 10.9 to 6.6 and counting.

My A1C went 6.3 to 5.2, total cholesterol 5.8 to 4.6 in 7 short months. That included 70 lbs lost at that time. 4 months later it's 20 pounds less with no updated bloodwork. These testimonials are great - by going low carb I have had similar results. In 7 months, I went from an A1c of 12.7 to 5.4. I also feel better than I have in many years. It will be interesting to see what the endocrinologist says when I have my follow up in a couple weeks. For those newly diagnosed - you can do it too!

I wasted a year following Fuhrman's protocol. It did not get me off a single med or change any number to show metabolic improvement. Without a processed protein supplement, I firmly believe it is impossible to be plant based and get enough protein without ingesting way too many carbs for anyone to be healthy. Hi Dennis…. I was diagnosed with diabetes 2 years ago. I was on meds for almost one and a half years, I then started doing my own research as I was fed up of my doctor telling me she may increase the meds every three months. I was trying my best to loose weight but my last straw was when the doctor said at your next appointment I will put you on another tablet and that'll keep the sugar under control but you may put on some weight. I told her that I was struggling to loose weight since it'll help with my diabetes and then if the new medicine is going to make me gain weight that's very upsetting. She just basically ignored that comment of mine. I came away very upset and very angry. That night I found your channel and Dennis its been 6 months. I did all my blood test a couple of days ago, and low and behold, my A1C was 5.4. I expected to be pre diabetic; I never expected to crush diabetes in 6 months. When I was diagnosed I was 7.6. My friends and family are flabbergasted. I have so much more to say but this is a long msg. I thank God for you Dennis. You remind me of my papa, I'm from Sri Lanka.
